Conducting real estate business before the pandemic was more or less through traditional that require physical presence of actors. This seems to be not yielding the desired result and comes with attendant challenges, hence a call for shift from traditional to ICT based and other innovations. This study dealt with the estate surveyors and valuers response to use of modern technology. It also identified the practitioners’ level of advancement in the use of modern technology, the use of various social media in the business of real estate, attendance of online/virtual training and seminars during the lockdown. The study adopted descriptive method of data analysis using simple tables and percentages. The findings indicated that while many practitioners were aware of use and existence of certain software in valuation, greater number have not in any way used same in the valuation exercise, many are also aware of the use of drone and its application to real estate but have not had access to the same. It was also found out that Whatsapp and Facebook were commonly used for marketing, the majority of the respondents were said to attend virtual/online seminar/training via Zoom, Whatsapp, Facebook and Google meet/Google classroom.Item Evaluation of procurement systems for project success in real estate construction in Onitsha Anambra State, Nigeria(International Journal of Multidisciplinary Research and Growth Evaluation, 2021-07-01) Idoko, Onyebuchi RE; Ifediora, Christian OsitaProcurement in any real estate construction is very important aspect to be looked into as wrong procurement or selection process may negatively affect the implementation success of any real estate project. This research evaluated the procurement systems for project success in real estate project with focus on the identifying procurement systems that are mostly applied in Onitsha metropolis as well as the relationship between procurement systems and real estate project success. A total of 140 major stakeholders comprising clients, consultants and contractors were involved in the survey. The study adopted descriptive method of data analysis. It identified the factors that influence the selection of procurement systems in real estate project implementation. Findings of the study indicated that the traditional procurement system is still the best known and the most widely used in Onitsha metropolis followed by design and build. For factors considered in choosing a particular real estate procurement system; cost optimization was ranked highest followed by project objective. The result further indicated that procurement system has a relationship with the project success. The research recommended that, consultants are expected to advise their clients on procurement systems available, roles and responsibilities of all the project participants should be clearly defined.Item The factors that influence the pattern of real estate development in Awka Anambra State(International Journal of Research and Scientific Innovation (IJRSI), 2021-12) Ifediora, Christian Osita; Nwosu, Chimezie Chisom: The real estate sector has been growing in leaps and bounds and it has contributed to o the transformation in the built environment without doubt. The rapid increase of the same in terms of its growth within the capital city of Anambra state is also worth taking a cursory look, hence this study; the factors influencing the pattern or choice of real estate development in some selected areas in Awka, the capital city of Anambra State. The findings indicated that some factors responsible for the pattern of real estate development in the study area are; physical features, legal restrictions/Government regulations, existing land use pattern, location/nearness to other residential development, access to infrastructural facilities, distance to employment sources, distance to commerce, access to credit facilities or finance, neighborhood facilities, social/cultural identity or influence/show off of wealth, cost of raw materials, cost of labour and cost of professional services/hiring of expert services. Also, it was discovered that the real estate sector within the Awka capital city is private sector driven, an emerging one and that the state of supporting infrastructure is not commensurate with the pace of real estate development in the study area. The findings indicated there is a significant difference in the pattern of real estate development in the Ziks Avenue and Expressway of Awka metropolis. It is hereby recommended that stakeholders should play close attention to the factors that influences the pattern of real estate development in Awka, Anambra State as doing so will enhance practice.Item Human resources management practices and Human-related factors affecting private real estate project implementation success in South-East Nigeria.(PM World Journal, 2020-04) Ifediora, Christian Osita; Egolum, Chukwunike Charles; Emoh, Fidelis IfeanyiImplementation of private real estate project over time has been associated with failures and has been a growing concern which calls for solution. To effectively tackle this, this study assessed human-related factors and human resources management (HRM) practices affecting private real estate project implementation success in South-East Nigeria. It identified the variables that make up each of human-related factors and HRM practices and determined the extent they affects implementation success. The study is more of descriptive and descriptive analysis was used to summarize the data collected. The study population includes the firms of professionals involved in real estate projects. The results indicated that nature of clients’ means of funding highest while wrong recruitment and selection practice were ranked highest respectively. It was also discovered that identified factors affects private real estate projects implementation success to a great extent. The study recommended that high ranked factors must be taken seriously especially when implementing private real estate projects, this is necessary to ensure that private real estate projects are successfully implemented and cases of failure minimized to the barest minimum.Item Outsourcing and In-house Facilities Management Practices: Advantages and disadvantages(International Journal of Innovative Science and Research Technology, 2021-04-04) Ifediora, Christian Osita; Ndive, Paul Chinedu; Efobi, Dumebi JessicaAbstract:- The quest for organizations to concentrate on their core responsible while certain ancillary services remain outsourced or to some extent remains in-house has been on over the years; Nevertheless, most research on FM has concentrated on outsourced highlighting their advantages over in-house. However, this work is sort to strike a balance between the subject matter in FM services and as well employed survey in seeking opinion of people on the subject matter. The findings indicated that neither outsourcing nor in-house FM services performed badly as respondents were almost affirmative the respective ratings and expression of their views on both ways of FM services. Outsourcing and in-house FM services can both perform well and will perform optimally depending on the handlers. Nevertheless, whether a service is outsourced or in-house sincere efforts should be made by the organization whose services is either outsourced or in-house to support them, this will enable them perform as expected and professionally. The current housing deficit of 17 million units calls for a radical action to solving the problem of shortage of affordable housing in the country. In recent times, there has become a growing need for government to collaborate with the private sector to conceive innovative schemes in meeting with the increasing housing demands of the populace. This paper discusses site and service scheme as a viable option for housing development in Nigeria. It was observed that the site and services scheme in most cities of the country are not being properly managed by the Government. The paper recommends that a futuristic approach to ensure sustainability of the scheme should be adopted. The sector no doubt features strengths, weaknesses, opportunities, and threats (SWOT), which entrants must get familiar with before one can fully explore and succeed. This work however identified those strengths, weaknesses, opportunities, and threats. It is imperative for new entrants and all key actors to take note of all as this will help them within the sectors for them to thrive. This work identified SWOT in the industry by ranking, evidence from the result presented suggest that the identified SWOT are actually what to expect in the sectors as the response was in affirmative. It is expected that practitioners should familiarize themselves with the findings of the study; this will help them navigate the challenges of the industry and make appreciable progress
