Item ESTATE SURVEYING, VALUATION, EDUCATION AND PRACTICE IN ANAMBRA STATE: CHALLENGES FACED BY FEMALE PROFESSIONAL PRACTITIONERS(International Journal of Civil Engineering, Construction and Estate Management, 2020-09-01) Ifediora, C.O.; Odimegwu, C. N; Efobi, D.JProfessional practice especially in Estate Surveying and Valuation industry no doubt has its challenges and there is an increasing quest to survive by both the male and female practitioners in Nigeria. However, it appears the females are finding the practice of the profession more challenging than their male counterparts. This study however looked at the challenges faced by female Estate Surveyors and Valuers (ESV) in the public and private sectors of the industry in Anambra State. Primary data were collected and analysed using simple tables and percentages. Challenges identified include; difficulty in balancing work and family lives, the inability to attend to assignments outside the town at short notice and lack of marital support. The study recommended that efforts should be made to encourage more women, attract them into practice, also into educational sector, give more opportunities to them for research and more importantly discourage sexual harassment.Item HUMAN RESOURCES MANAGEMENT PRACTICES AND REAL ESTATE PROJECT MANAGEMENT SUCCESS IN AWKA SOUTH L.G.A., ANAMBRA STATE(2019-05-01) Ifediora, C.O.; Keke, O.VThis research focused on Human Resources Practices on real estate Projects management. The population studied included a sample of 92 respondents drawn from relevant professionals. Structured questionnaires were designed and Human Resources Practices were studied individually and collectively and ranked accordingly based on their importance. Respondents were required to scale the practices based on 5 points likert scale. Relative importance index was used for ranking of individual practices. For the hypotheses proposed, data collected were subjected to non-parametric data equivalent of Analysis of Variance (ANOVA) which is the Kruskal- Wallis test statistic; this is because the observed data did not meet the assumption of ANOVA (Normality and Constant Variance). Hence, the Kruskal-Wallis test statistics was employed to assess whether samples varied significantly between variables. The result indicated that the success of real estate projects is dependent on quality of Human Resources practices in Anambra State. It was recommended that Stakeholders in real estate project management especially Project managers should as a matter of importance ensure that the top ranked individual practices i.e. the human resources practices are adhered to strictly. The research concluded that all the stages of the real estate project should be well monitored to ensure compliance especially as it concerns HR practices.Item KEY COMPETITIVE INDICATORS (KCIS) FOR REAL ESTATE PROJECT DEVELOPERS (REPDS) IN ANAMBRA STATE(European Centre for Research Training and Development UK, 2019-05) Ifediora, C.O.; Onyejiaka, J.C; Ndive, P.CAnambra State has witnessed increase in the number of new real estate projects and developers as well. While there are obvious evidence as to the increasing number of new entrants into the real estate development industry, there seems to be no facts or study as to the indicators for competiveness in the area, hence the need to study the Key competitive Indicators (KCIs) of the real estate project developers. It is also important that the Real Estate Project Developers (REPDs) understand (KCIs), this will help or assist them in formulating the effective competition strategies. These strategies will also help clients in selection of the best project managers. This Study however identified a number of (KCIs) as it pertains to the indigenous real estate project developers and managers; they were analyzed using Relative significant index (RSI). The finding is provided a valuable insight to the competitiveness in real estate development industry.Item Multidisciplinary approach and consensus of opinions: necessary options for curbing challenges affecting private real estate project implementation success(Academic Leadership (Online Journal ), 2020-06-06) Ifediora, C.O.; Efobi, D.JThere has been growing concern on the need for multidisciplinary approach as well as consensus in tacking identified factors affecting private real estate projects implementation success, in a bit to tackle the above the study identified factors that affects private real estate project implementation success, in addition it noted that there is tussle amongst various professionals on who is best to handle implementation private real estate projects, and that several reasons where largely responsible for lack of consensus in the opinion of relevant professionals which includes their level of experience in the industry, level of education and training as well as lack of adequate knowledge of sisters-professions role in real estate project implementation in the industry. The work also determined the extent to which absence of consensus on the factors that affect implementation success. In the statistical analysis done using one-way ANOVA it was discovered that there was statistical difference in the opinion of real estate professional with regards to the impact of the identified factors on private real estate project implementation success. The study identified some motivational strategies across firm and the perceptions of young surveyors to these strategies. The study concluded that most of these motivational strategies are not well taken into consideration by different firms judging from the respondents answers to questionnaire distributed, it however recommended that principal Consultants/Partners should as a matter of necessity try to make the recommendations and findings of this research part and parcel of the practice, when this is done young surveyors will attracted to professional practice.Item Organization’s stability and productivity: the role of SWOT analysis an acronym for strengt.h, weakness, opportunities and threat(INTERNATIONAL JOURNAL OF INNOVATIVE AND APPLIED RESEARCH, 2014) Ifediora, C.O.; Idoko, O. R; Nzekwe, JustinaThere is no doubt that for an organization to actually remain stable and productive effort should be made to identify what constitute their strength, weakness, opportunities and threat, hence the acronym SWOT. It is the identification and careful analysis that would actually keep every productive organization going. If an organization does not make necessary effort to identify its strength, weakness, opportunities and threat, such organization is bound to fail in area of productivity as such organisation will not be stable. This paper however dealt on the actual meaning and what the acronym stands for and its evaluation in two private schools. The paper however identified what constituted strength, weakness, opportunities and threat of the two schools. SWOT analysis however helped one of the two studied to advance in the face of growing challenges thereby leading to its stability and increased productivity.
