Item ASSESSING THE USE OF SMART PHONES-BASED APPS, SOFTWARE AND GEOGRAPHIC INFORMATION SYSTEM (GIS) IN REAL ESTATE PRACTICE(International Journal of Development and Economic Sustainability, 2022) fediora, Christian OsitaThe covid-19 pandemic ushered the world into what is seen or described as new normal. In addition, it aided what could be seen as increased or rapid adoption of the use of modern and improved technologies in real estate practice. The technologies even though many of them have been in existence, the increased patronage was made possible through the coming of the pandemic. This study however identified or studied the Estate Surveyors and Valuers (ESVs) response in the use of phones-based apps, software, smartphones, and GIS in real estate practice. The identified apps and software used by the practitioners include; Google Earth, QGIS, ArcGIS, MapIt, SW Maps, Map with Us, MapPt, Locus GIS, GCP/GPS among others. The findings indicated that practitioners are familiar with a good number of them adding that the majority has been using them at their own pace i.e., depending on the individual level of knowledge of same. There was also noticeably increased patronage of use of same since the coming covid-19 pandemic. It is expected that practitioners who are yet to key in should as a matter of necessity try to or adopt the same as the practice is going digitized and enhanced technologically.Item THE BUILT ENVIRONMENT AND URBAN DEVELOPMENT ISSUES: AN ASSESSMENT OF DEVELOPMENT CONTROL CHALLENGES OF PRIVATE REAL ESTATE PROJECTS IN AJEGUNLE OYO, OYO STATE.(African Journal of Environmental Research, 2019) Ifediora, Christian O; Dumebi J, EfobiOne of the challenges in African built environment is that of development control and most real estate projects do not conform to minimum standards, this attributed to number of factors. This study therefore assessed those factors that constrain effective development control especially that of private real estate projects in Ajegunle, Oyo with a view to proffering solutions for a sustainable practice. The research employed field survey approaches; the data obtained were analysed using tables and simple percentages, as well as mean item score (MIS), which was used for ranking. Through observations, interviews and review of related literature, the constraints militating against effective control of developments were identified. These were public, institutional, personal and logistics constraints. The study also determined the extent to which these identified constraints contributed to the challenges in the study area. It was discovered that public constraint was ranked the first followed by institutional constraint. Among individual constraints, political interest, highly politicised staff, ineffective development control procedure and lack of means of transportation were also ranked first respectively. Cases of violations of minimum set standards were also identified. The work recommended that efforts should be made to tackle identified challenges taking note of the fact that safety and issues of sustainability of the built environment is a collective responsibility, so both the agency in charge of development control and developers (the community where projects are sited) should try as much as possible to ensure that developments they embark upon do not constitute nuisance other adjoining uses..Item Change of use: caustic factors, reasons for low demand of purpose built commercial real estate projects and conversion to residential real estate projects in Ajegunle Oyo, Atiba L.G.A., Oyo State(PM World Journal, 2020-05-01) fediora, Christian OsitaThe study examined the factors responsible for conversion of purpose built commercial real estate projects (shopping complex) to residential real estate projects (self-contained accommodations). The identified projects are within Ajegunle community and are can be through Ajegunle Yidi road Oyo, the study identified location, which is predominantly rural and agrarian, income of the locals which is relatively low and absence of other commercially viable ventures as reasons why there is low demand of the purpose built commercial real estate projects and increase in demand for self-contained accommodations, absence of ready intending occupants, presence of tertiary institutions like ACU and FSS, desire for privacy and location as factors responsible for the conversion from commercial to residential accommodation. The findings indicated that location was critical as it is part of the identified reasons and as well as identified factor, as it was ranked highest as factor responsible for conversion. The real estate sectors have been contributing immensely to the transformation of the built environment and there are noticeable increased in real estate activities in the study area and there are major determinants of same hence this study. It identifies the determinants, their relative importance and as well the extent these determinants impacts on residential real estate development. The findings indicated that that location advantage is a major determinant and as well very important, as well as have greater impact. It was discovered that the sector is private sector controlled and an emerging one. Also, the findings showed that the identified determinants have significant impact on increased or rapid response of residential real estate development in Anambra State and that the presence of support infrastructure or its availability is significant on increased or rapid residential real estate development in Anambra State.Item ESTATE SURVEYING, VALUATION, EDUCATION AND PRACTICE IN ANAMBRA STATE: CHALLENGES FACED BY FEMALE PROFESSIONAL PRACTITIONERS(International Journal of Civil Engineering, Construction and Estate Management, 2020-09-01) Ifediora, C.O.; Odimegwu, C. N; Efobi, D.JProfessional practice especially in Estate Surveying and Valuation industry no doubt has its challenges and there is an increasing quest to survive by both the male and female practitioners in Nigeria. However, it appears the females are finding the practice of the profession more challenging than their male counterparts. This study however looked at the challenges faced by female Estate Surveyors and Valuers (ESV) in the public and private sectors of the industry in Anambra State. Primary data were collected and analysed using simple tables and percentages. Challenges identified include; difficulty in balancing work and family lives, the inability to attend to assignments outside the town at short notice and lack of marital support. The study recommended that efforts should be made to encourage more women, attract them into practice, also into educational sector, give more opportunities to them for research and more importantly discourage sexual harassment.Item Estate Surveyors and Valuers: Issues and Challenges in the Application of Technological Innovations and ICT in Practice(European Modern Studies Journal, 2021) Ifediora, Christian Osita; Obineme, Chinaza Henry; Ezeonyeche, Chigbo IfeanyiAbstract. Conducting real estate business before the pandemic was more or less through traditional that require physical presence of actors. This seems to be not yielding the desired result and comes with attendant challenges, hence a call for shift from traditional to ICT based and other innovations. This study dealt with the estate surveyors and valuers response to use of modern technology. It also identified the practitioners’ level of advancement in the use of modern technology, the use of various social media in the business of real estate, attendance of online/virtual training and seminars during the lockdown. The study adopted descriptive method of data analysis using simple tables and percentages. The findings indicated that while many practitioners were aware of use and existence of certain software in valuation, greater number have not in any way used same in the valuation exercise, many are also aware of the use of drone and its application to real estate but have not had access to the same. It was also found out that Whatsapp and Facebook were commonly used for marketing, the majority of the respondents were said to attend virtual/online seminar/training via Zoom, Whatsapp, Facebook and Google meet/Google classroom.Item An Evaluation of Compensation Processes on Compulsorily Acquired Lands for Infrastructural Facilities in South East Nigeria(IRE Journals, 2021-02-01) OBINEME, CHINAZA HENRY; UDOBI, ALEXANDER NNAMDI; IFEDIORA, CHRISTIAN OSITAAbstract- Compensation award for compulsorily acquired assets is to ensure equity that is the claimants (affected persons) are neither worse off nor better off than before the acquisition. The study was kick-started because of the increase in resistance by claimants. Questionnaire, interview instruments, document analysis and mostly from the use of questionnaires designed using Google forms were adopted. One hundred and twenty-two (122) Estate Surveyors and Valuers in addition to one hundred and eighty (180) property owners (claimants) all-in South-East Nigeria were sampled. Data obtained were analysed with the use of the following statistical tools: Relative Importance Indices (RII), Mean, Frequency and Percentage Distribution. Findings indicate that compensation delayed ranked first (RII = 5.00). This is followed by Lack of resettlement plan (RII = 4.96). And followed by compensation award insufficient to replace assets (RII = 4.57). Then, followed by demand of building plan as a criterion for payment (RII = 3.67) and others which triggers resistance by the claimants. The study recommends that best practices be adapted and effectively implemented, affected property owners should be fully involved in compensation process and as such given opportunity to be heard as well have their concerns acknowledged and addressed. The acquiring authority should adhere to compensation payment best practice criteria and the demand of approved building plan as criteria for compensation of any affected structure should be stop.Item Evaluation of procurement systems for project success in real estate construction in Onitsha Anambra State, Nigeria(International Journal of Multidisciplinary Research and Growth Evaluation, 2021-07-01) Idoko, Onyebuchi RE; Ifediora, Christian OsitaProcurement in any real estate construction is very important aspect to be looked into as wrong procurement or selection process may negatively affect the implementation success of any real estate project. This research evaluated the procurement systems for project success in real estate project with focus on the identifying procurement systems that are mostly applied in Onitsha metropolis as well as the relationship between procurement systems and real estate project success. A total of 140 major stakeholders comprising clients, consultants and contractors were involved in the survey. The study adopted descriptive method of data analysis. It identified the factors that influence the selection of procurement systems in real estate project implementation. Findings of the study indicated that the traditional procurement system is still the best known and the most widely used in Onitsha metropolis followed by design and build. For factors considered in choosing a particular real estate procurement system; cost optimization was ranked highest followed by project objective. The result further indicated that procurement system has a relationship with the project success. The research recommended that, consultants are expected to advise their clients on procurement systems available, roles and responsibilities of all the project participants should be clearly defined.Item The factors that influence the pattern of real estate development in Awka Anambra State(International Journal of Research and Scientific Innovation (IJRSI), 2021-12) Ifediora, Christian Osita; Nwosu, Chimezie Chisom: The real estate sector has been growing in leaps and bounds and it has contributed to o the transformation in the built environment without doubt. The rapid increase of the same in terms of its growth within the capital city of Anambra state is also worth taking a cursory look, hence this study; the factors influencing the pattern or choice of real estate development in some selected areas in Awka, the capital city of Anambra State. The findings indicated that some factors responsible for the pattern of real estate development in the study area are; physical features, legal restrictions/Government regulations, existing land use pattern, location/nearness to other residential development, access to infrastructural facilities, distance to employment sources, distance to commerce, access to credit facilities or finance, neighborhood facilities, social/cultural identity or influence/show off of wealth, cost of raw materials, cost of labour and cost of professional services/hiring of expert services. Also, it was discovered that the real estate sector within the Awka capital city is private sector driven, an emerging one and that the state of supporting infrastructure is not commensurate with the pace of real estate development in the study area. The findings indicated there is a significant difference in the pattern of real estate development in the Ziks Avenue and Expressway of Awka metropolis. It is hereby recommended that stakeholders should play close attention to the factors that influences the pattern of real estate development in Awka, Anambra State as doing so will enhance practice.Item HOUSING CHOICE DETERMINANT IN IBADAN METROPOLIS(International Journal of Civil Engineering, Construction and Estate Management, 2021) Oshikoya, T. P; Ifediora, C. OABSTRACT: Housing in every society of the world is considered a top priority among the life component, as it provides shelter, safety, and comfort among others. The preference/choice for housing has continue to differs from one individual or household to another as each is influenced by distinct factors. The study examined various choice factors associated with housing choice in Ibadan metropolis with the aim of highlighting the factors in the study area. The research adopted both descriptive and analytic techniques. Through the use of questionnaire survey as a case study approach, reliable data and information were gathered. This provided strategic overview of the various factors that influences housing choice in Ibadan. It was discovered that key factors that influence housing choice in the study area includes socio - economic factors and the easy of commuting within the city metropolis. The study recommended that the identified factors should be well noted when making choice.Item Human resources management practices and Human-related factors affecting private real estate project implementation success in South-East Nigeria.(PM World Journal, 2020-04) Ifediora, Christian Osita; Egolum, Chukwunike Charles; Emoh, Fidelis IfeanyiImplementation of private real estate project over time has been associated with failures and has been a growing concern which calls for solution. To effectively tackle this, this study assessed human-related factors and human resources management (HRM) practices affecting private real estate project implementation success in South-East Nigeria. It identified the variables that make up each of human-related factors and HRM practices and determined the extent they affects implementation success. The study is more of descriptive and descriptive analysis was used to summarize the data collected. The study population includes the firms of professionals involved in real estate projects. The results indicated that nature of clients’ means of funding highest while wrong recruitment and selection practice were ranked highest respectively. It was also discovered that identified factors affects private real estate projects implementation success to a great extent. The study recommended that high ranked factors must be taken seriously especially when implementing private real estate projects, this is necessary to ensure that private real estate projects are successfully implemented and cases of failure minimized to the barest minimum.Item HUMAN RESOURCES MANAGEMENT PRACTICES AND REAL ESTATE PROJECT MANAGEMENT SUCCESS IN AWKA SOUTH L.G.A., ANAMBRA STATE(2019-05-01) Ifediora, C.O.; Keke, O.VThis research focused on Human Resources Practices on real estate Projects management. The population studied included a sample of 92 respondents drawn from relevant professionals. Structured questionnaires were designed and Human Resources Practices were studied individually and collectively and ranked accordingly based on their importance. Respondents were required to scale the practices based on 5 points likert scale. Relative importance index was used for ranking of individual practices. For the hypotheses proposed, data collected were subjected to non-parametric data equivalent of Analysis of Variance (ANOVA) which is the Kruskal- Wallis test statistic; this is because the observed data did not meet the assumption of ANOVA (Normality and Constant Variance). Hence, the Kruskal-Wallis test statistics was employed to assess whether samples varied significantly between variables. The result indicated that the success of real estate projects is dependent on quality of Human Resources practices in Anambra State. It was recommended that Stakeholders in real estate project management especially Project managers should as a matter of importance ensure that the top ranked individual practices i.e. the human resources practices are adhered to strictly. The research concluded that all the stages of the real estate project should be well monitored to ensure compliance especially as it concerns HR practices.Item KEY COMPETITIVE INDICATORS (KCIS) FOR REAL ESTATE PROJECT DEVELOPERS (REPDS) IN ANAMBRA STATE(European Centre for Research Training and Development UK, 2019-05) Ifediora, C.O.; Onyejiaka, J.C; Ndive, P.CAnambra State has witnessed increase in the number of new real estate projects and developers as well. While there are obvious evidence as to the increasing number of new entrants into the real estate development industry, there seems to be no facts or study as to the indicators for competiveness in the area, hence the need to study the Key competitive Indicators (KCIs) of the real estate project developers. It is also important that the Real Estate Project Developers (REPDs) understand (KCIs), this will help or assist them in formulating the effective competition strategies. These strategies will also help clients in selection of the best project managers. This Study however identified a number of (KCIs) as it pertains to the indigenous real estate project developers and managers; they were analyzed using Relative significant index (RSI). The work also determined the extent to which absence of consensus on the factors that affect implementation success. In the statistical analysis done using one-way ANOVA it was discovered that there was statistical difference in the opinion of real estate professional with regards to the impact of the identified factors on private real estate project implementation success. While an economists sees it as a factor of production, a Lawyer and an Estate surveyor sees it from the point of legal the maxim; Quic quid plantateur solo solo cedit. Land plays an important role in agricultural production. Such role is determined by various tenure practices in different localities. This paper analyses the tenure practices in traditional Amawbia (AMOBIA) community, Awka South L.G.A., Anambra State comprising six villages. Some elders and youths were interviewed from the six villages of the community. Also secondary data obtained from textbooks, journals and other published and unpublished materials were also useful in this work. This paper also identified the various reasons for demand of land in the traditional Amawbia society and the factors that conspire to determine various land tenure in the community. It concludes that the pattern of tenure system practised in Amawbia community was one carefully drawn or instituted to benefit all members of the community including women who also have access to land. The study identified some motivational strategies across firm and the perceptions of young surveyors to these strategies. It is the identification and careful analysis that would actually keep every productive organization going. If an organization does not make necessary effort to identify its strength, weakness, opportunities and threat, such organization is bound to fail in area of productivity as such organisation will not be stable. This paper however dealt on the actual meaning and what the acronym stands for and its evaluation in two private schools. The paper however identified what constituted strength, weakness, opportunities and threat of the two schools. SWOT analysis however helped one of the two studied to advance in the face of growing challenges thereby leading to its stability and increased productivity.Item Outsourcing and In-house Facilities Management Practices: Advantages and disadvantages(International Journal of Innovative Science and Research Technology, 2021-04-04) Ifediora, Christian Osita; Ndive, Paul Chinedu; Efobi, Dumebi JessicaAbstract:- The quest for organizations to concentrate on their core responsible while certain ancillary services remain outsourced or to some extent remains in-house has been on over the years; Nevertheless, most research on FM has concentrated on outsourced highlighting their advantages over in-house. However, this work is sort to strike a balance between the subject matter in FM services and as well employed survey in seeking opinion of people on the subject matter. The findings indicated that neither outsourcing nor in-house FM services performed badly as respondents were almost affirmative the respective ratings and expression of their views on both ways of FM services. Outsourcing and in-house FM services can both perform well and will perform optimally depending on the handlers. Nevertheless, whether a service is outsourced or in-house sincere efforts should be made by the organization whose services is either outsourced or in-house to support them, this will enable them perform as expected and professionally. Any service can be in-house as a well as being outsourced and still perform optimally.
